I thought so too... I was VERY skeptical at first.  We get "new and improved" mortgage plans presented to us every day.  This one actually makes sense and isnt a twist on things like bi-weekly payments, negative amortization loans banking on reinvesting savings, pay-option arms... all the standard twists on mortgage lending.

Basically if you are the type of person that can and does save money... this can and will benefit you.  I have people that are earning very low returns on investments (say less than 5%) that are taking that money and applying it to the account... the net benefit is the interest rate that is being charged on your mortgage (more than 5%) as you arent paying interest on that protion of the mortagage at a daily rate!  Thats just one of the many benefits of this mortgage.

The rep that we work with tells me something like 52% of Austrailia is currently on this type of mortgage.  It has taken a long time to get it approved in the states.  It needed a banking institution to back it, and no bank wants to lose money on their mortgage interest.

I'd like anyone that has any questions to ask myself or any financial advisor what they think about this product!  I have yet to meet any resistance that cannot be countered with positive reasons to pursue this loan!

still cranking away, this program is gathering speed and starting to take off!  We can also get seminars set up in your area if we have a decent amount of interest (5-7 people).  Basically you could come to our office (if one is local) or a neutral location and I can get a rep from the investor to give a seminar on the product.  No charge to you! 

On a related note, conventional 30 and 20 year fixed rate mortgages have dropped a good chunk in the last few months... staring at 5.625% on my screen right now 

When I closed my own personal loan back in august I was HAPPY to secure 6.25%... 

timing is everything! Refi now and dont make a payment until 2007!

I think we can do 3 loans a year there without a liscense, I should have that confirmed by monday!  My liscensing gal was trying to gather the info.

here is a state by state approval for this loan... our own personal liscensing is a state by state case, but I have options if we personally do not hold a liscense for that state.

I handled Jeff's financing for him, not on the HOA program... just a conventional loan.  A gentleman in MN should be closing here in the next day or so.  I have another guy in NJ that I am working with on a purchase.

Many have inquired and are on the fence but thats normal,  there is always hesitation with this program as its something new.  Something that goes completely against what youve been "told" about how a mortgage "should" work.

I sell 2-3 a month here locally, mostly to people who work with money (financial planners, consultants, accounts, even other people in the mortgage industry as there are only a few shops in the area that sell this type of program). 

The HOA program is NOT for every borrower.  If you save your money religously and dont "spend what you make" its a GREAT loan!!  If your paycheck to paycheck or impulsive with your spending its not the best program.

Dave, email me what rate/payment your after, I'm tracking rates for a quite a few of clients, when they get there you get a call... keeps the guess work out of it for you.  Also eliminates the 47 calls a day I get from people that "heard" rates have dropped or gone up... I understand there is a point that people want to get to, or need to get to so that the move becomes worthwhile.  If anyone has that idea in mind I dont mind adding you to the database.  I can only offer this for the states I can do business in, it is time consuming but its something I offer all potential clients.

typically I'll go over the programs we have, establish what is going to suit their needs best and then load it all in a data base.  In the AM I check rates and programs and contact anyone who has needs that have been met by the current market and go from there.  Some days are better than others, but its worked out well so far.

Rates adjust 3 times a day typically, everything that we can forecast is pointing towards rates being around 6.375-6.5% by the end of this year.  and staying there for at least the next year after that.

No cash out I am working at 5.75% 30yr fixed as of this morning...
